SUNCAL COMPANIES NAMED MASTER DEVELOPER FOR ALAMEDA POINT IN CALIFORNIA

Will Create Dynamic Mixed-Use Waterfront Community in Bay Area

Alameda, Calif. (May 17, 2007) - The Alameda City Council, acting as the Alameda Reuse and Redevelopment Authority, has selected SunCal Companies to redevelop 770 acres of the former Alameda Naval Air Station near the City of Alameda.  The milestone decision on the site, known as Alameda Point, will create one of the Bay Area’s most significant mixed-use waterfront communities.

The city’s 3-2 decision on May 8 capped a six-month selection process that saw an original field of five developers submit proposals and statements of qualifications to create a master plan for the property.

Alameda’s decision gives SunCal its second military base reuse project in the East Bay area.  SunCal successfully bid in 2005 for 167 acres of the former Oak Knoll Naval Hospital in Oakland, and is now working on a plan to breathe new life into this once-bustling enclave with a vibrant new mixed-use community.

Amy Freilich, senior vice president of land use, acquisitions and entitlements for SunCal Companies, said, “We’re looking forward to working with the ARRA board, staff and the community to achieve a common vision for Alameda Point.”  She also noted, “Our team has extensive experience in public-private partnerships, and we’re ready to apply that knowledge in creating a master-planned community that will benefit Alameda and the entire Bay Area.”

“We believe Alameda Point is an incredible location that holds tremendous opportunities,” said Pat Keliher, vice president of operations for SunCal Companies.  “We’re very excited and honored that the vote turned the way it did, and we appreciate the city council’s foresight and wisdom in keeping all options on the table.”

“SunCal achieved the highest ratings of any developer during the selection process, and we remained confident about the strength of our proposal and knew we were well qualified,” Keliher added.  “We’re glad the city thoroughly considered our concepts and credentials as the leading privately held residential, mixed-use and re-use developer in the western U.S.”

SunCal has begun a 60-day due diligence period and entered into a memorandum of understanding with the City of Alameda.

The Alameda property has a rich aviation history, with the first local flight taking place in 1911 to entertain visiting President Taft.  Its first regular airplane flights date back to 1927 when a civilian airport was built.  In 1940, Alameda Naval Air Station was commissioned by the Navy and for decades provided aviation support to the Pacific Fleet, including serving as a homeport to numerous aircraft carriers.  The base was closed in 1997 and subsequently turned over to the City of Alameda.
